These Terms govern all construction and related services provided by Monolith Construction.
2. Estimates
2.1 All pricing provided is an estimate unless otherwise stated. Final costs may vary.
2.2 Estimates may change if:
- Additional work is required
- Unforeseen structural issues are found
- Specifications change
- Material or supplier costs increase
- Access or site conditions differ from expectations
2.3 Any adjustments will be discussed before work continues.
3. Acceptance of Work
3.1 Work begins only when:
- Acceptance is confirmed in writing
- A start date is agreed
- Any required deposit is paid
3.2 By approving work, you authorise us to carry out all agreed construction services.
4. Payments
4.1 All invoices must be paid in accordance with the agreed payment schedule.
4.2 Payments must be made via bank transfer unless otherwise agreed.
4.3 Late payments may incur interest at 4% above the Bank of England base rate.
4.4 Materials purchased specifically for your project remain our property until paid in full.
4.5 Delays caused by restricted access or client actions may incur additional charges.
5. Variations & Additional Works
5.1 Changes to the agreed scope must be confirmed in writing.
5.2 Variations may affect timeframes and costs.
5.3 Additional works required due to structural or hidden issues will be discussed prior to completion.
6. Client Responsibilities
6.1 You agree to:
- Provide clear access to the property
- Ensure the site is safe and free from hazards
- Protect personal belongings
- Obtain permissions, approvals, or party wall agreements unless agreed otherwise
6.2 We are not responsible for delays caused by client actions, missing approvals, or third-party contractors.
7. Planning & Building Regulations
7.1 Clients are responsible for obtaining necessary planning permission or building control approvals unless otherwise agreed.
7.2 All work will comply with relevant UK building standards.
8. Materials, Specifications & Supply
8.1 We use quality materials appropriate for the project unless specified by the client.
8.2 If clients supply their own materials, we accept no liability for delays or defects resulting from them.
8.3 If chosen materials become unavailable, we may propose suitable alternatives.
9. Workmanship Guarantee
9.1 Our workmanship is guaranteed for 12 months from completion unless otherwise agreed.
9.2 The guarantee does not cover:
- Wear and tear
- Damage caused by misuse or neglect
- Issues arising from client-supplied materials
- Pre-existing structural issues
- Weather-related settlement, shrinkage, or movement
9.3 Manufacturers’ warranties apply to materials and fittings.
10. Project Timescales
10.1 Any stated completion dates are estimates and subject to change due to:
- Weather conditions
- Material shortages
- Additional works
- Access restrictions
- Third-party contractor delays
10.2 We will update you promptly regarding any changes.
11. Health & Safety
11.1 We comply with all relevant health & safety legislation.
11.2 Clients must keep children, pets, and unauthorised persons away from work areas.
12. Damage & Liability
12.1 We hold appropriate public liability insurance.
12.2 We are not liable for:
- Indirect, consequential, or economic losses
- Delays caused by external factors
- Pre-existing structural defects
- Damage resulting from instructions given against professional advice
12.3 Any damage must be reported to us within a reasonable timeframe.
13. Cancellation
13.1 Clients may cancel work with at least 7 days’ notice.
13.2 Costs may be charged for:
- Special-order materials already purchased
- Completed labour or preparatory work
- Loss of scheduled time if rebooking is not possible
13.3 We may postpone or cancel work due to unsafe conditions, non-payment, or unforeseen circumstances.
14. Subcontractors
14.1 We may use qualified subcontractors for specialist work.
14.2 All subcontracted work is overseen to ensure standards are met.
15. Website Terms of Use
15.1 Content on our website is owned by Monolith Construction unless otherwise stated.
15.2 You may not reproduce any content without written permission.
15.3 Information is provided in good faith but may not always be fully up-to-date or error-free.
16. Privacy & Data Protection
16.1 Your data is processed in accordance with our Privacy Policy.
